Initial Consultation – In this meeting, we want to understand what it is you are looking for in a home. As well as understanding the basics such as: how many bedrooms do you want? Would you like a master on the main level? We also want to understand how you like to live in a home. Once we understand your specific requirements, we can then determine what is the appropriate home for you.
Home Options – Provide appropriate home designs to accommodate your requirements. Provide pricing.
Design and Price Resolution – Pre-Designed Home If you choose one of our pre-designed homes, we simply require you to make your finishes and fixture selections. Included in our price are two consultations with our designer, up to five hours total. Our designer will assist you in making your final decisions.
Pre-Designed Home – If our existing home models are not quite what you are looking for, then you will move into our custom home category. This process is more involved, as we will be starting with a blank sheet of paper. Should you elect to build a custom home, the first step is signing a design agreement.
Design Agreement (Custom Home Only) – Sign a design agreement and pay a non-refundable amount of $15,000. This payment is non-refundable and is inclusive of the purchase price and will be deducted off the 10% deposit paid upon signing the purchase agreement.
As part of the process, we will convene meetings with our design team including our architects, interior designers and landscape architect to bed down and finalize the design details. Included in the agreement are 10 hours with our designer to discuss your finishes and fixtures and make your selections.

- Set of architectural construction drawings
- House location plan
- List of selections and inclusions
- Construction schedule
- A purchase contract
Contract Signing – Upon resolving the design and all associated pricing, the purchase agreement is signed and a deposit of 10% is secured, plus an additional amount of 100% for any client specific items that may have been selected.
Construction – We will commence pre-construction activity and proceed to mobilize on site immediately upon signing of the purchase agreement. We will arrange for periodic inspections of the home during construction and be in constant contact to ensure selections are made in advance and all is proceeding to plan. Depending on the size of the home and the complexity, construction may take anywhere from six to 12 months. Typically, we see construction completed in six to nine months.
Completion and Handover – Welcome to your new home! At completion of construction we will inspect the works with you and ensure all items are completed to your satisfaction. At the time of handing over the keys to your home, we will provide to you your warranties and instruction manuals.
Scott Schoenberner- Owner- Touchstone Custom Homes of Atlanta
Over Scott’s life he has been exposed and involved with numerous residential real estate development and construction projects. Growing up his grandfather, father, and uncle all were very successful working in residential real estate planning, development, and construction. He started investing in residential projects with family members upon graduation from college and continued to throughout his career. Over the years he was very successful putting together residential deals that were very profitable and created a large amount of working capital for continued future investments. When the residential market re-emerged in 2015 Scott began to focus all of his efforts to be a player in the residential construction market. His plan is to focus on the areas that larger home builders do not engage like working on single lot projects in Atlanta and close suburbs on the north end. He focuses in the $700-950k price point at 3900-4500 finished sq ft. His philosophy to produce a better product than other builders for a competitive price has been successful. TCHA has 7 spec home projects underway and plans to obtain another ~10 lots during 2017 for completion in 2018. TCHA has relationships with several banks that have been successful. Westside Bank and Charter Bank show a great deal of interest in ramping up production with TCHA and are very interested in added another ~10 deals to the portfolio.
Additionally, Mr. Schoenberner is the Chairman of Southern Medical Hearing Centers. This is a start up Audiology practice that he built from scratch and was recently valued at $4.5M. He has plans to sell this practice to allow for more capital investment into residential construction. He is a former top producing Sales Director for Phonak, the world’s largest hearing aid manufacturer. He has over 16 years of experience in Medical Device and Pharmaceuticals. He has 12 very successful years in a management role for several prominent medical device and Pharmaceutical companies. Scott has completed numerous management and leadership development courses during his career. He is adept at managing, mentoring, coaching, leading, personnel development, problem solving, new business development, launching businesses, recruiting, leveraging relationships, process implementation, OPEX/profit management, and holds himself/team accountable. Scott truly enjoys a challenge and at the same time takes whatever he does very serious. Finally, Scott comes highly recommended by all previous employers as an asset to any organization. Scott has a BS in Biochemistry and Marine Biochemistry, and a minor in business from the University of Alabama.
Dennis W Hall- Contractor/Superintendent- Touchstone Custom Homes of Atlanta
2016- Present Contractor and Superintendent for all custom and speculative new construction projects in the metro Atlanta area. Handles everything from start to finish on all new construction projects. Works as an estimator, project manager, and field superintendent in the construction process. Responsible for all selling, estimating, and overall job supervision. Other responsibilities included vendor selection and sub contractor evaluation. This position has connected me with many of the Atlanta based construction suppliers, designers, and architects.
D.P. Hall Builders and Triple H Builders Atlanta, GA
1986–2016 Owned and operated custom construction/remodeling business. Customer base was contract luxury homes in the $500k to $3M price range. Built a variety of styles from Craftsman period to Timber Frame construction. Was hands on builder interacting with all sub contractors, vendors, and owners. Built several commercial buildings in the 1M$ – 2m$ range. Responsible for zoning & planning, site work, steel erection, building finals.
